Commercial Roofing Ventura repairs, replaces and inspects low-slope and metal roofs on commercial buildings across Ventura, CA. Most of our calls come from facility managers, property managers and building owners who have a leak, an aging roof or a budget decision coming up, and who want a straight answer about what the roof actually needs. Our estimates are written from what we find on the roof: the membrane type, the condition of seams and flashing, how water leaves the roof, and what the insulation and deck look like where we can check them. If a leak at a drain also means replacing wet insulation or rebuilding a rotted nailer under the edge metal, that goes in the estimate up front instead of showing up later as a change order.
Every building gets its own look. A similar roof down the street tells us very little about yours. We walk your roof, review any plans, warranties or repair records you have, and tell you plainly what we know, what we don't, and what it would take to find out.
Inspection before the estimate
An on-site roof inspection is where every estimate starts. We walk the field of the roof, check seams, look closely at flashing at walls, curbs and penetrations, and trace drainage to the drains and scuppers. Near the coast, salt air and the marine layer are hard on edge metal, fasteners and equipment curbs, so we watch for rust and loose attachment. Photos are taken as we go. If a rooftop unit, a parapet wall or a structural support is part of the problem, we say so and point out where the mechanical contractor or an engineer needs to weigh in.
Sometimes the answer is hidden. If we need a core cut to see how many roofs are on the building or whether the insulation is wet, we tell you where and why before we cut, and we patch every core the same day.
Repairs and replacement options
Many problems can be fixed with commercial roof repairs that last, as long as the repair uses the right method for the roof. TPO and PVC seams are heat-welded, EPDM is repaired with compatible primers and tapes, and modified bitumen and built-up roofs have their own methods. We cut out membrane that is too brittle or contaminated to hold a repair and tie into sound material at a seam or termination, rather than covering a bad spot with a patch that only hides it.
When repairs stop making sense, a roof replacement becomes the better spend. A new system can change insulation thickness, curb heights and drain levels, so we check those details before you choose one. Your replacement estimate includes the edges, walls and penetrations, not just the square footage of the field.
What's under the membrane
A membrane that looks fine on top can sit over wet insulation. An infrared moisture survey, usually done after sunset as the roof releases the day's heat, shows areas where trapped water holds heat differently. It points us to suspect spots; core cuts confirm what is actually there. That matters most when you are deciding whether to keep the existing insulation and recover the roof or tear off to the deck.
If testing turns up more wet material than expected, we mark the areas on a roof plan, explain how much extra removal is involved, and revise the estimate before any of it comes off. When the wet area is large enough to change the recommendation, from repair to recover or from recover to full replacement, we tell you that directly and walk you through the reasoning, so the decision is yours and rests on what is really in the roof.

Working over occupied buildings
Most roofs we work on stay occupied during the job. Reroofing an occupied building takes planning: where tear-off happens each day, how debris comes down, where the hoist or crane sets up, and how materials get onto the roof. We go over that plan with your building contact so tenants, stock and equipment below are protected. Where the work sits above sensitive spaces such as medical suites, server rooms or food areas, we coordinate with the people who run those spaces and adjust timing, odor control and dust protection to suit them.
If we open the roof and find more damage than planned, we stop and show you before extending the tear-off, because the added area may sit above a different tenant or need different protection. The revised price and schedule come to you in writing first. For leaks that can't wait, we can respond nights, weekends and holidays to get the roof watertight, with access arranged through your building contact.
Closeout photos and records
Every job ends with written roof reports with photos. They show what we repaired or replaced, where core cuts were patched, and what each area looks like now. If something is still temporary, such as a patch holding until a new curb arrives or a wall that needs another trade first, the report says where it is and what still has to happen. That way nobody mistakes a temporary fix for finished work.
Our estimates also make clear which items are ours and which belong to another trade, such as disconnecting rooftop units or repairing parapet stucco. If you manage a building in Downtown Ventura or anywhere else in the city, send us the address, a short description of the problem and who can let us onto the roof. We'll schedule a visit, look at the roof and give you an estimate based on what we see there.
Common Questions
What should a good roofing estimate include?
It should show where each repair starts and ends, what has to be removed to reach sound material, and which work belongs to other trades. It should also include core cuts, temporary protection and any extra tear-off we expect, so the price reflects the whole job rather than just the visible damage.
Can you choose a repair before knowing what's under the roof?
Sometimes, but not when the choice depends on whether the insulation and deck are dry. In that case we recommend core cuts or an infrared survey first. We patch every test opening, and if the results change our recommendation, we explain why before you approve anything.
What happens if tear-off reveals more damage than planned?
We stop and show you before opening more roof. Extra removal can reach a different tenant space or an area with different protection needs, so we review that with your building contact and send a revised price and schedule in writing before the crew continues.
What records do we get when the job is finished?
You get photos and notes showing what was repaired or replaced, where test cores were patched, and anything still temporary or waiting on another trade. Those records make the next inspection or estimate faster, because it starts from what was actually done on your roof.
