Water dripping next to a skylight on a Santa Paula commercial building could be coming from the skylight itself or from the roof around it. The glazing, the frame and the curb flashing are three separate places a leak can start, and each one needs a different fix. We inspect all three before anyone starts removing roofing, and we keep roofing problems separate from skylight problems that may need a different contractor.
A stain on the ceiling tells us where to look, not how big the repair should be. The repair size comes from what we confirm at the frame, flashing and membrane. Santa Paula sits inland in the Santa Clara River Valley, where summers run hotter than on the Ventura coast, and that heat is hard on older plastic skylight domes and sealants. We confirm the skylight framing and safe roof access at each property before inspecting. We also handle commercial roof repairs in Fillmore, where we look at each building's own skylights rather than assume neighboring buildings share the same detail.
Glass, frame or roof: where the leak starts
Skylight leaks come from a few common sources. The dome or glass can crack, and gaskets or sealant between the glazing and frame dry out. The frame can loosen from the curb. Or the roof flashing around the curb can split, pull away at the corners or be buried under years of patching.
Our skylight and penetration flashing repairs fix the roofing side: the curb flashing and membrane. If the dome or frame needs replacement, we say so, and we can coordinate with a skylight supplier or the GC so the right parts are ordered.
Older plastic domes that have turned yellow or brittle are often near the end of their life. Replacing the dome during the flashing work usually costs less than coming back later.
Checking the curb and the roof around it
We check the curb for rot, rust or loose framing, and the roof around it for wet insulation and soft spots. A commercial roof inspection at the skylight includes probing around the curb and, where needed, a small core to confirm whether insulation is wet.
Water that gets in at a skylight often spreads along the curb and into the insulation on the uphill side. We mark the wet area on a roof plan before pricing so the repair covers it.
If opening the roof shows more damage than expected, we stop, photograph it and explain the added cost. You approve any extra work first, and the opening is protected each night. Only confirmed damage is removed. A curb that is too short for the roof's current thickness is noted too, since raising it may be the only way to stop a recurring leak.
Access to every side of the skylight
To flash a skylight properly, the crew needs access to all four sides of the curb and sometimes to the inside of the building below. We confirm safe roof access, where materials can be staged and whether the room below needs protection from dust or debris.
Skylights are also a fall hazard. We set up screens or guards on any skylight near the work area. Properties in nearby Saticoy get the same safety and access planning.
Related Roofing Work
Flashing that matches the roof
The new curb flashing has to match the roof membrane. On an EPDM roof, that means EPDM flashing, primed and seam-taped to the field membrane, with corners carefully formed and a counterflashing or termination at the top of the curb. The skylight frame then sits over the top of the flashing so water runs down and away.
Old mastic and patching around the curb is removed so the new flashing bonds to clean membrane. Every lap and corner is checked before we leave.
If the curb is being raised or rebuilt, new wood blocking is added and insulated so the inside of the curb does not sweat. The new flashing then runs up the full height of the taller curb.
Records, other skylights and urgent leaks
Before the new flashing covers the curb, we photograph the curb, the replaced insulation and the prepared membrane. The finished repair is checked, and any skylight dome or frame work is listed separately. That way the owner can tell a finished roof repair apart from a skylight problem that still needs another trade.
A roof condition report can list other skylights on the roof. Each one gets its own inspection. A skylight that looks the same may have a perfectly sound curb, so we do not add matching repairs without checking.
If a skylight is leaking badly on a weekend, overnight or over a holiday, we can make it watertight. That temporary step is recorded with what still needs to be done, so it is not mistaken for a finished repair around the opening.
Santa Paula's hotter inland summers mean our roof review notes sun exposure, rooftop equipment and any visible movement or surface wear on the building. Agricultural, packing and commercial properties can have very different roofs and access needs, so we confirm the staging route and the space below each opening with the operator. If a coating or membrane choice depends on what is underneath, we check representative areas before setting the material scope. Climate helps us plan; the roof's actual condition decides the repair.
Common Questions
Why separate a skylight frame problem from the roof repair?
Because they are different repairs and sometimes different trades. A cracked dome or failed frame gasket is a skylight problem. Split curb flashing or wet insulation is a roofing problem. Separating them makes sure the right fix is made and that nothing is paid for twice.
How do you decide how much roofing to remove around a skylight?
We probe around the curb and, where needed, cut a small core to see whether the insulation is wet. The repair covers confirmed damage only. A ceiling stain points us to the area but does not set the size of the repair.
When does a skylight curb need a closer look?
When it feels soft, shows rust or rot, moves when pushed or is shorter than the surrounding roof requires. Any of those can cause repeat leaks. We check the curb before flashing it, and rebuild or raise it if needed.
In what order should the skylight and roofing work be done?
Curb repairs come first, then the roof flashing, then the skylight frame or dome is set back on top. If a new skylight is being installed, the supplier's frame needs to arrive before we finish, so we coordinate the timing.
What record shows the work hidden under the new flashing?
Photos of the curb, the replaced insulation and the prepared membrane before the flashing covered them, plus a list of materials. That shows what was fixed underneath, not just the clean finished surface.
