On an Oxnard commercial roof, a leaking drain often turns up a gap in the repair plan. The bid includes new membrane around the drain, but nobody has been assigned to fix the cracked drain bowl or the broken clamping ring underneath it. We look at the drain and the roofing as two separate parts, and make sure the estimate covers both.
For an Oxnard drain repair, the estimate shows who fixes the drain body, who fixes the membrane and how water will get off the roof while the work is going on. On civic buildings, we confirm which building and roof area the work covers, then coordinate public entrances, the lift position and deliveries with the facility manager. We work the same way in Port Hueneme. Where more than one civic building is involved, each one gets its own takeoff, lift plan and visitor route.
The drain and the membrane are two different repairs
A roof drain has a metal or plastic body set into the deck, a clamping ring that holds the membrane down, a strainer on top and a drain line below. Leaks can come from a cracked body, a loose or missing clamping ring, a membrane that has pulled out from under the ring, or a broken connection to the pipe below.
Our roof drain and scupper repairs cover the drain body, ring and strainer. If the drain line inside the building is cracked or blocked, that is plumbing work, and we say so in the estimate so the right trade gets called.
Wet insulation around the drain
Water that leaks at a drain usually soaks the insulation right around it. Drains are also the lowest point on the roof, so water has been sitting there longer than anywhere else. We probe around the drain and cut a small core to see how far the wet area reaches.
Wet material is replaced with new insulation and cover board, often with a tapered sump so the roof slopes gently into the drain. We only replace what is confirmed wet.
If the damage goes further than the core showed, we stop and explain it. You see photos and the added cost before we continue. A metal deck around old drains is often rusted, and if it needs repair, that is priced as its own item.
Getting to the drain and keeping water moving
Drains are often in the middle of the roof, far from the hatch or ladder. We plan how the crew will move materials across the roof without damaging the membrane, and we use walk boards where needed. Any drain line work inside the building needs separate access to the space below.
Water still has to drain while we work. If it rains during the job, we make sure the roof can shed water through another drain or a temporary outlet. Sites near the Oxnard Central Industrial Area often have large roofs where this planning matters most.
Related Roofing Work
Sealing the membrane into the drain
The membrane has to be sealed into the drain so water flows in and not under. On a TPO roof, a TPO target patch or flashing is welded to the field membrane, set into a bed of sealant on the drain flange and clamped under the drain ring. Bolts are tightened evenly so the ring seals all the way around.
If the old drain is too damaged to reuse, we install a new drain body or a retrofit drain insert that fits inside the old pipe. The new strainer is secured so it stays in place in heavy rain.
Records, drainage issues and urgent repairs
While the drain area is open, we photograph the removed material, the drain body and the new insulation. The finished repair is checked, and any plumbing or drainage design work still needed is listed separately. The owner can see what was fixed under the new membrane and what still belongs to another trade. On two separate civic buildings, we never combine the takeoff or access plan. Each one gets its own roof, drainage route and public-entry notes, and its own scope, so the owner can compare the work and schedule. Closeout photos are labeled by building and roof section.
If a blocked outlet or buried drain is slowing water down, it gets fixed before the permanent membrane is sealed around it.
A roof condition report keeps those findings in one place. Problems found outside the agreed area are listed as new items. Other drains that look similar may need checking, but they are not automatically added to the job.
If a drain is leaking badly at night, on a weekend or over a holiday, we can make it watertight right away. That emergency step is recorded separately from any drain body work and the permanent membrane repair, so the GC can schedule each one clearly.
Common Questions
How should drain body replacement show up in a roofing bid?
As its own line item, separate from the membrane work. The drain body, clamping ring and strainer are usually the roofer's job, while the pipe below is plumbing. Listing them separately makes it clear who fixes what and keeps the drain from being left out.
Does a moisture reading set how much roof gets removed around a drain?
No. It tells us where to look. We confirm with a core cut before pricing any removal, and only confirmed wet material is replaced. That keeps the repair to what is actually damaged.
What do you need to know about access for a drain in the middle of the roof?
How the crew will carry materials across the roof, whether walk boards are needed to protect the membrane and whether we need access inside the building to reach the drain line. We also plan how water will drain if it rains during the job.
Why handle drainage design problems separately from a patch?
If the roof does not slope well toward the drains, or there are not enough drains, a patch will not fix that. Correcting slope or adding drains is a bigger project. We fix the leak now and price the drainage improvement as its own item.
What helps the owner understand the work hidden under the repair?
Photos of the old drain, the removed material, the new insulation and the drain body before the membrane covered them. With those, the owner can see what was fixed and can show future contractors what is under the new roof.
Get the drain and the roof fixed together
Send us the Oxnard address and what you are seeing at the drain. We will inspect the drain and the roof around it and write a clear scope that covers both.
