Plenty of Ventura warehouses, offices and shopping centers have Carlisle roofs, and many of them are EPDM, the black rubber membrane Carlisle is best known for. Carlisle also makes TPO and PVC, plus fleeceback versions that are glued down over insulation or an old roof. Each of those is repaired differently, so the first thing we do is confirm which one you have.
We walk the roof, look at the seams and laps, check the flashing at walls, curbs, drains and edges, and note every old patch. Original drawings, a warranty certificate or the installer’s name all help, but we still verify against the roof itself. A commercial roof inspection gives you that picture before any materials are ordered.
Coastal weather is hard on rubber roofs. Years of UV, salt air and the marine layer dry out EPDM seam tape and the adhesive under flashings, and Santa Ana winds put extra load on loose edges and perimeter sheets. On most older Carlisle roofs we look at, the field membrane has life left while the laps and flashings need work. That is where our estimate puts the money.
The membrane and earlier patches
EPDM, TPO and PVC look different up close, but after years of dirt and coatings it is not always obvious. We check how the seams are joined. Taped or glued laps usually mean EPDM; heat-welded seams mean TPO or PVC. Where we still are not sure, we take a small sample and patch it right away.
Earlier repairs are a separate question. Roof cement on EPDM, an unknown patch over a TPO seam or a coating painted across a lap may not let new material stick. We plan to remove those spots and repair back to clean, compatible membrane.
If yours is a rubber roof, our EPDM roofing page explains how seam tape, primer and flashing are handled on that system. A Carlisle TPO or PVC roof is welded instead, and a fleeceback membrane may be fully adhered, which changes how a repair is cut in. Following the published Carlisle installation requirements for the actual product on your roof is what makes a repair last.
Details carried into the construction scope
Leaks on Carlisle roofs tend to show up in the same handful of places: lifted lap seams, flashing that has shrunk away from a parapet wall, loose termination bar, cracked pipe boots and worn curb flashing at rooftop units. Our estimate lists each of those by location instead of rolling them into one square-foot price.
For every detail, you will see what we remove, what we keep and what we install. If a curb or wall is too short to flash correctly once new insulation goes on, we tell you before work starts.
Versico is a sister brand within Carlisle and uses similar membranes, so owners sometimes get bids for both. If you are comparing, our Versico page shows how we price those same walls, curbs and drains. Either way, ask both bidders to list the same details. A bid that covers only the open field of the roof and leaves the flashings vague is the one that leads to callbacks.
Backing correction beneath the repair
Water that gets through a Carlisle seam rarely stays put. It soaks into the insulation and spreads, sometimes many feet from where it entered. Before we close up a repair, we check the extent of the wet area with core cuts, and on larger roofs with an infrared or moisture survey.
Wet insulation comes out and gets replaced. Rusted metal deck or soft wood deck is repaired before new membrane goes down. Dry, sound material stays in place, so you are not paying to replace good insulation.
Any competing system should carry the same repairs. A GAF roof quoted for your building still has to deal with the same wet insulation and deck damage, and switching brands does not make wet layers dry. If we open the roof and find more damage than expected, we stop, photograph it, mark it on the roof plan and price the extra work for your approval. In the meantime the open area is sealed off at the end of each day so the building stays dry.

Rooftop equipment that has to move first
Rooftop units, exhaust fans, gas lines and electrical conduit often sit on or across the flashing we need to replace. Some of that we can work around. A curb flashing under a large HVAC unit, though, usually needs your mechanical contractor to disconnect or lift the unit first.
We put those steps in writing: which items need another trade, what we do once they are cleared, and how long our part takes. That lets your facility team book the HVAC tech for the right day instead of paying for a wasted trip.
Occupied buildings bring their own rules. Tenants may need the work done after hours, a medical office may not want adhesive odors near its air intakes, and a loading dock may only be free early in the morning. When the job has to be split into several visits, we say so up front and plan temporary seals at each stopping point. After each visit you get a short note on what is finished and what is still waiting, so a curb that is not done yet does not get mistaken for one that is.
What you get when the Carlisle work is done
Roofs in Downtown Ventura come with tight alleys, street parking and storefronts on either side, so we plan where the hoist goes, where materials land and how debris comes down before the crew shows up. Larger sites in East Ventura or near the harbor have more room but often more rooftop equipment to plan around.
When the job is done, you get a list of the Carlisle materials installed, a roof plan marking every seam, flashing and insulation repair, and dated photos taken before the work was covered. Anything we did not open is labeled as not inspected.
We pull that into a roof condition report you can give to an insurer, a buyer or the next contractor. If the roof still carries a Carlisle warranty, check whether it is active and what Carlisle requires for repairs before any work begins; we can help you sort that out with the manufacturer. Open items, such as a unit curb still waiting on the HVAC contractor, are listed on their own so they are not forgotten.
Common Questions
How do you know which Carlisle membrane is on my roof?
We look at how the seams are joined, check the edges and flashings, and compare what we see with any drawings or warranty papers you have. Taped or glued laps usually point to EPDM, while welded seams mean TPO or PVC. If it is still unclear, we cut a small sample and patch it the same day.
How should I compare a Carlisle bid with one from another manufacturer?
Ask every bidder to list the same repairs at the same locations: seams, wall and curb flashings, drains, edges and any wet insulation or deck damage. Then compare price. A bid that leaves the flashing and insulation work vague is usually lower because it covers less, not because the roof is cheaper.
What happens if rooftop equipment is in the way of a repair?
If a unit sits on the flashing we need to replace, your mechanical contractor may have to disconnect or lift it first. We spell that out in the estimate, help you schedule it, and keep that curb on the open list until the new flashing is installed and checked.
What paperwork do I get after Carlisle repairs?
You get a list of the Carlisle products installed, a roof plan showing every repair, and dated photos taken before the work was covered. Areas we did not open and items waiting on other trades are listed separately, so anyone working on the roof later knows exactly where things stand.
