A loose parapet cap on a Midtown Ventura commercial building can hide failed flashing underneath it. We inspect the cap, the top of the wall and the membrane below before deciding how big the repair needs to be. The same goes for skylights, hatches and other raised openings on the roof.
The city treats Main Street and Thompson Boulevard as its Midtown corridors, with shops, services and other businesses along a walkable street pattern. Placing a lift or opening a roof here has to fit each property's entrances and sidewalk. We plan staging and protection with the property contact, then spell out what we will remove, rebuild and tie into the existing roof. What works for the building next door does not tell us what yours needs.
Which parts of the opening we repair
A raised opening like a skylight or hatch has several parts: the curb, the unit itself and the flashing that seals the curb to the roof. Leaks usually start at the flashing corners or at a curb that has rotted or rusted. The skylight glazing, hatch lid and any equipment on the curb are separate items, often handled by another trade.
Our skylight and penetration flashing repairs cover the roofing side. Anything else at the opening is listed separately in the estimate so it is clear who fixes what.
Parapet caps are a common source of leaks in Midtown. Caps that were face-nailed, have open joints or slope toward the roof instead of away from it let water into the top of the wall, where it runs down behind the flashing. We check the cap joints, fasteners and the slope of the wall top before deciding whether to reseal, refasten or replace the cap.
Working with the building's rules
Before we open the roof, we confirm the building's rules: work hours, which spaces below must stay open, how noise and dust need to be controlled and who approves access. Some buildings have medical offices, restaurants or other tenants that cannot be disrupted.
Occupied building reroofing methods apply even to a small repair. We protect the floor and finishes below, keep the work area closed off and seal the opening each day.
If a mechanical unit on the curb has to stay running, we work around it or schedule a short shutdown with the HVAC contractor. The building contact approves each access window before the roof is opened.
Checking the layers before setting the repair size
Water at a parapet or opening often soaks the insulation around it. We probe and, where needed, cut a small core to see whether the insulation is wet before deciding how far the repair needs to go. A moisture reading alone is a reason to look closer, not a reason to remove more roof.
Confirmed wet or damaged material is cut out and replaced. We use the same approach on buildings in Downtown Ventura, where older roofs often have several layers to check.
If the wall behind the flashing is wet, we also look at why. Cracked stucco, open mortar joints and failing window caulking above the roof can all send water down inside the wall and onto the roof. Those repairs belong to a different trade, but they need to be done before the new flashing goes on, or the leak will continue.
Related Roofing Work
Matching the membrane and preparing the surface
The new flashing has to match the roof membrane. On a PVC roof, that means PVC flashing heat-welded to the field membrane, with pre-formed corners at the curb and the top edge fastened under a termination bar or counterflashing.
The old membrane around the opening is cleaned and prepared before anything is welded to it. If the curb or parapet wall itself is damaged, it is repaired first so the flashing has a solid surface to attach to.
Skylights get extra attention. Older plastic domes crack and yellow, and the curb flashing around them is often patched with mastic many times over. If the skylight itself is near the end of its life, it usually makes sense to replace it at the same time as the flashing, rather than flashing an old unit that will need to come out in a year or two.
Inspection, records and nearby areas
We photograph the opened area, the replaced insulation and the prepared surfaces before the new flashing covers them. The finished flashing is checked against what was planned. Equipment or skylight work by others is recorded separately, so the owner can see what roofing work was done and what still belongs to another trade.
For buildings with sensitive spaces below, such as medical offices, the proposal lists what sits under each work area, who approves access and whether equipment must stay running. Inspection, temporary protection and the permanent repair are kept as separate steps so the facility team can review each one before anything is removed. We note where the roof is sealed at the end of every shift.
A roof condition report keeps those findings for the next decision. Problems outside the agreed area are listed, not quietly added. Similar openings elsewhere on the roof may be worth checking, but each one gets its own inspection first.
If an opening is leaking overnight, on a weekend or over a holiday, we can make it watertight within the building's access rules. That temporary step is recorded separately from the permanent repair and any equipment work still needed.
Roofs in Downtown Ventura and North Ventura may use different membranes and wall details. Before setting a repair size, we trace the leak, check the parapet and nearby drains and make sure the new flashing will tie into sound material.
Common Questions
Who sets the rules for roof work above medical or other sensitive tenants?
The building's facility or property manager. They decide work hours, which spaces must stay open, how noise and dust are controlled and when equipment can be shut down. We build those rules into the schedule and the price.
How should skylight or equipment work show up in a roofing bid?
As separate line items. The roofer fixes the curb flashing and the membrane around the opening. Skylight glazing, hatch hardware and HVAC work are listed separately so it is clear who is doing what and nothing is paid for twice.
How do you tell suspected moisture from damage you will actually remove?
A moisture reading or infrared scan shows where moisture might be. We confirm with a core cut before pricing any removal. Only confirmed wet or damaged material comes out, and you see the photos first.
What records show the roofing is done if equipment work is still pending?
The closeout lists the roofing repairs with photos and materials, and separately lists any equipment or skylight work still waiting on another trade. That makes it clear the roof is finished even if another trade still has work to do.
Can you do an emergency repair before the permanent one?
Yes. If an opening is leaking, we can make it watertight right away, within the building's access rules. The temporary fix is recorded separately, and the permanent repair is scheduled once the cause is confirmed.
